Accessibility Statement – Bed and Breakfast

We welcome everyone at Longbridge House, but due to the layout of the house and the historic age of the building we are unable to provide a downstairs bedroom or to accommodate guests who are unable to manage stairs.

House and grounds

    • There are no allocated parking spaces available for guests but there is plenty of on street parking.
    • There is 1 main entrance to the house. The street entrance that visitors will use on arriving at the house is accessible from a flat path and is suitable for all abilities. Please note that there is a tiny raised threshold to step over from the path into the hallway.  Once guests have arrived they will be given access keys to the main entrance and their room.
    • In the event of a fire making the main entrance inaccessible then a second entrance (Back door) can be used to exit the house. Once outside of this back door guests will travel over a uneven courtyard and round the side of the house.  Access to the street is possible via a gate on the right.
    • Both these entrances are very wide. The front entrance is 46.5 inches wide, the main guest entrance is 44 inches wide and the side gate is approx. 30 inches wide .
    • The House itself is on 3 levels (ground, first floor and second floor). There are 2 guest bedrooms on the first floor and a third on the second floor.  To reach the first floor there are 12 steps which takes you to a small landing.  There is then a small step to the left which takes guests into the first B&B room; the Monmouth Room.  This step is 2 inches high.  Stepping to the right there are 2 further steps which take you up to the main landing area. The first step is 7 inches tall and the second is just over 6 inches.
    • Continuing along the hallway and down a step which is 6 inches deep, you then arrive at the Bishop Room.
    • Each stair/step  in the house is 33 inches wide and 8 inches high.  As you travel up the stairs there is a handrail to the right.
    • The hallway/entrance area consists of very slightly uneven large flag stones with a large rug in the middle of the floor.
    • There are no ground floor bedrooms.
    • The areas of the ground floor that guests are able to access consists of the kitchen/diner where breakfast is served and is made up of flagstones with no rugs. The floor is level all the way through the ground floor of the house, except for a small step down into the conservatory. This step is 4.5 inches tall and 31.5 wide.
    • The door into the kitchen diner is 32 inches wide and the door down into the conservatory is 30.5 inches wide.
    • There is a small downstairs toilet and wash basin right next to the main front door.

     Monmouth Room and en-suite bathroom

      As mentioned above there is small step from the landing into the Monmouth room.The entire bedroom is on one level.
    • Although we do not allow them inside the guests’ rooms, the Monmouth room is not suitable for people with pet allergies as we have 3 cats in the house.
    • There are 2 small steps up into the en-suite bathroom from the bedroom. These are both 31 inches wide and 5.5 inches high.
    • There is a grab rail on the side of the bath to assist with getting in and out of the bath.
    • The bathroom floor is made of laminate.
    • The ceiling height in the bathroom is approximately 6ft 3inches tall with a doorway/entrance height of 5ft 5inches so is considered low.
    • There is at least 90 cm clearance all round the room.
    • There are 2 armchairs in the room with wooden arms, a dressing table chair and a very wide window seat with a padded cushion on it.
    • On the welcome tray there is a cordless kettle.
    • The bedroom is lockable with a key from the outside & a latch type lock inside.
    • The television provided is operated by remote control.
    • The room has a main ceiling light, controllable from the door. There are also bedside lamps on each side of the bed and a 3rd lamp on the dressing table.
    • The bathroom has a central light operated by a pull string inside the bathroom and a side light operated by a switch located in the bedroom so can be activated prior to entering the bathroom.
    • We have both duvets and pillows made of a synthetic filling, suitable for people with allergies and feather/down too. Please ask if you prefer all allergy free.
    • Heating is supplied via radiators in the bedroom and bathroom. The bathroom radiator cannot be adjusted but the bedroom is adjustable for comfort.
    • Our rooms are supplied with a well stocked beverage tray, chocolate biscuits and water. If you wish for any of this to be removed before your arrival please let us know.
    • A cordless telephone handset on the house phone line can be made available for guest use on request.
    • The rooms are carpeted.
    • WiFi is available for all guests to use.
    • People with nut allergies should be aware that we do use nuts in the kitchen.
    • We are happy to supply soya milk, decaffeinated coffee or tea or other alternatives on request. Please request these in advance of your stay.

       Bishop Room and en-suite shower room

    • As mentioned above there is small step from the landing down as you travel towards the Bishop room.
    • The entire bedroom is on one level.
    • Although we do not allow them inside the guests’ rooms, the Bishop room is not suitable for people with pet allergies as we have 3 cats in the house.
    • The bathroom floor is made of non slip vinyl.
    • The ceiling height in the ensuite is approximately 6ft tall with a doorway/entrance height of 5ft 5inches so is considered low.
    • There is at least 60 cm clearance all round the room in the narrowest parts.
    • There is 1 bedroom chair and a wooden chest both with padded seating, a dressing table chair and 2 window seats with a padded cushion on them.
    • On the welcome tray there is a cordless kettle.
    • The bedroom is lockable with a key.
    • The television provided is operated by remote control.
    • The room has 2 banks of spotlights (3 lights on each) which can be angled as convenient and are controllable from the door. There are also bedside lamps on each side of the bed.
    • The shower en-suite has a central light operated by a light switch on the wall outside. The shower has a step up into it of approx. 7 inches. A non slip shower mat and grab rail outside the shower door are provided for convenience. The shower is 3ft 2 inches wide and is accessed via a shower door that is a max of 1ft 2 inches wide and is 7ft 2 inches tall.
    • There is a sensor activated illuminated mirror above the hand basin.
    • We have both duvets and pillows made of a synthetic filling, suitable for people with allergies and feather/down too. Please ask if you prefer all allergy free.
    • Heating is supplied via radiators in the bedroom and a heated towel rail in the bathroom. The bathroom radiator cannot be adjusted but the bedroom is adjustable for comfort.
    • There is a walk-in wardrobe opened via 2 doors which in total are 32 inches wide.
    • Our rooms are supplied with a well stocked beverage tray, chocolate biscuits and water. If you wish for any of this to be removed before your arrival please let us know.
    • A cordless telephone handset on the house phone line can be made available for guest use on request.
    • The room is carpeted.
    • WiFi is available for all guests to use.
    • People with nut allergies should be aware that we do use nuts in the kitchen.
    • We are happy to supply soya milk, decaffeinated coffee or tea or other alternatives on request. Please request these in advance of your stay.

  Collett Room and en-suite shower room

      This room is on the second floor.

    • The bedroom is on one level but is accessed via a further 11 steps from the top of the main stairway.
    • Although we do not allow them inside the guests’ rooms, our rooms are not suitable for people with pet allergies as we have 3 cats in the house.
    • The bathroom floor is made of non slip vinyl.
    • The ceiling height in the ensuite is approximately 5ft 10 inches at it’s lowest point (the en-suite has wooden beams in it). The ceiling slopes at one side and ends with a velux window.  The doorway/entrance height into the en-suite is of 5ft 10 and is 2ft wide.
    • There is a step up into the shower cubicle of 9 inches.
    • There is a sensor activated illuminated mirror above the hand basin.
    • There is at least 70 cm clearance all round the room in the narrowest parts.
    • There are 2 bedroom chairs with padded seating and a dressing table chair.
    • There is a low level and potentially difficult to access blackout roller blind at the bedroom window so this has now been designed so it can be operated by remote control.
    • The bedroom is at the top of the house and therefore has sloping ceilings in an apex shape. There are 2 large beams that run down the shape of the ceiling, 1 either side of the bed, marginally restricting access around the king-size bed.
    • There is a small ‘alcove’ in the room with a low ceiling. This is backlit;this lighting is also controlled by remote control.
    • On the welcome tray there is a cordless kettle.
    • The bedroom is lockable with a key.
    • The television provided is operated by remote control.
    • The room a central chandelier which is controllable by a main switch by the door. There are also bedside lamps on each side of the bed.
    • The shower en-suite has a central light operated by a light pull. The shower has a step up into it of approx. 9 inches. A non slip shower mat and grab rail outside the shower are provided for convenience. The shower is 3ft 2 inches wide and is accessed via a shower door that is a max of 1ft 2 inches wide and is 7ft 2 inches tall.

Animals and Pets

We do not allow guests to bring cats or dogs with them to stay with us.
We have 3 pet cats of our own. Whilst they not permitted in the guest bedrooms or the kitchen & dining areas whilst we are preparing food, they do have access to the rest of the house and gardens; so Longbridge House would not be suitable for anyone who is allergic to cats.  As 2 of them are young cats, they are very friendly and bouncy so whilst we do our best to keep them away from guests if you do not wish to interact with them then please do let us know and we will do our best to keep them away from you.

The main garden is accessed via stone steps. To get to the garden steps you will cross over an uneven cobbled area and go past a garden pond.

Accessibility Statement – Cottage

The main entrance that cottage guests will use is via the courtyard at the side of the house.  Access from the street is via a gate which leads you into a cobbled area. This gate is xx Guests then travel over a very old courtyard which is uneven due to the nature and age of the stone to reach the cottage.

    • Parking is provided on the cobbled area next to the cottage and this is accessed by a large pair of wooden gates adjacent to the main guest access gate. The gates are opened via a manual bolt system which guests can operate. Once open the double gates provide a gap of xx inches wide.

The main door into the cottage is xxx wide and there are then 2 steps down into it. These are xx wide and xx deep.

Once inside the cottage is on 2 levels. A ground floor which is all on one level and contains a lounge, shower room and kitchenette. The first floor consists of a galleried and vaulted bedroom looking down into the lounge.

Access to the bedroom is via an open tread spiral staircase which consists of wood and wrought iron. There are xx steps and they are xx wide.The kitchen and shower room have lino floor coverings and the lounge and bedroom are carpeted.

Lounge and Kitchen area:

This area is open and all on one level. The lounge area is carpeted and the kitchen area has lino. Between the 2 areas is a metal strip joining the 2 floor coverings together neatly.

The room is heated via a wall radiator and there is also an electric wall fire which is controllable for comfort. There is a large window which can be opened for fresh air and evacuation should this necessary.

The lounge contains a sofa, 2 dining chairs and a window seat with padded cushion.

The television provided is in the lounge and is operated by remote control.

    • The lounge area has a main ceiling light, controllable from the door. The kitchen area is lit by 6 spotlights and a canopy light over the cooker.
    • Tucked in the corner  is a full length wardrobe and full length mirror supplied.

There are spotlights that light the staircase up to the bedroom.

Shower Room:

The door into the shower room is xx wide and the shower itself is xxx wide etc

There is a shaver light and mirror available.

There is a grab rail on the side of the shower to assist with getting in and out of it.

The on/off switch for the shower is via a pull switch which can be found outside in a corner of the kitchen area.

A rubber shower mat is supplied to avoid slipping in the shower as well as a towelling one to avoid slipping once stepping out of the shower.

There is a small step up into the shower which is xx wide and xx high.

The ceiling height in the bathroom is approximately xxx inches tall with a doorway/entrance height of xxx inches so is considered low.

The main light is operated by a switch outside on the wall by the door into the shower room. Once inside there is a shaver light which is operated by a string pull.

The shower room has a heated towel rail that provides warmth. There is also a vent and an open-able window if increased ventilation is required.

Bedroom:

There are bedside lamps on each side of the bed and a central light which is controllable from a switch over the king-size bed (on a beam)

There is also a 3rd source of light which is via a backlit dressing table mirror found on the corner dressing table.

There are 2 chairs in the bedroom; one has wooden arms and the other to service the dressing table.

Heat is provided via a wall radiator

Light is provided via a velux window, which can be opened for fresh air and has a blackout blind supplied.

The bedroom is beamed in a ‘v’ shape. The highest point being in the middle of the room and the lowest at the 2 sides. In the middle of the room it is xx high and at the sides it is xxx high.

    • There is at least xxx  cm clearance all round the bedroom.

General

There is an outside light that lights up the doorway to the cottage. The on/off switch is outside the main door.

There is a spotlight that lights up the parking area outside the cottage.

There is a small pond right outside the cottage.

There is a decked area for guests to use. Access to the decking is via steps. There are xx steps and they are xx wide. To assist there is a handrail going up the steps.

On the deck is provided a cantilever parasol and 4 chairs and a glass topped table made from rattan. There is a small step up to get onto the decking which is xx high..

Although we do not allow them inside the cottage, it may be that Longbridge Cottage is not suitable for people with pet allergies as we have 3 cats.

WiFi is available for all guests to use. The code for this is on the router inside the cottage.

We supply all our guests with a  welcome pack containing cookies, tea, coffee, milk, sugar and eggs etc  but this can removed at your request.
